Changeover cleaning, bed making, linen hire and laundry runs for owners and co-hosts running one to eight Whitby short let properties who need each place reset properly between a 10:00 checkout and a 3:00 arrival.

Studio Or One Bed
90 minutes allowed
Best for compact harbour flats, annex studios and one-bedroom lets where storage and access are already set.
Two Bed Cottage
2 hours allowed
For the regular Whitby cottage turn, where bathrooms, kitchen reset, beds and arrival presentation all need doing in one visit.
Three Bed House
2 hours 45 minutes allowed
For family houses where bed count, bins and supply restock need a tighter count sheet before peak-season Saturdays.
Four Bed Property
3 hours 30 minutes allowed
For larger houses and serviced lets where one missed sheet or late parking issue can knock the whole arrival window.
Operating Specification
Standard same-day changeover slot, with access agreed before the first visit.
New clients need a first inspection at least 7 days before the first booked changeover.
Ad-hoc bookings need notice. Regular rota clients are booked in monthly blocks.
Regular owners pay by bank transfer within 7 days. New one-off clients pay first clean in advance.

Best BnB Hosting Tips covers Whitby, Sandsend, Ruswarp, Sleights, Robin Hood’s Bay, Hawsker, Stainsacre and Aislaby. Properties beyond 6 miles carry a £6 travel supplement per visit. Beyond 12 miles is quoted only for multi-property days.
Keys, smart locks, parking, linen storage and bin store access must be agreed before staff are scheduled. We do not take properties where access is uncertain on a same-day turn.

We close for our own family week from 24 to 30 December. I still check email once on the 27th, but the team are off and I do not book changeovers in that gap.
